Record of land purchase in Lycoming County, PA courthouse, Deed book Y23, page 526 - 527 describes seller, Jacob Miller and wife Ann of Wayne Township, selling 4 acres, 13 perches to George Dice for $120.00, witnessed by Hugh Shaw and William Williams as described: "certain piece of land on the south side of the west branch of Susquehanna River in Wayne Township beginning at a post on the bank of the river south 24 dergees west 12 perches up the river to a post fence south 21 degrees east 65 perches to a black oak corner thence north 32 degrees west 19 perches to a pitch pne on Henry Yadins line thence north 71 degrees west 49 perches to a pots(sic) at the place of the beginning".

Part of tract containing 300 acres granted to William Nolan bypatent 6 sept 1803 & by deed poll 26 Sept 1803 conveyed the said tract called Monmouth to Sebastian Shade who conveyed 1/2 of it by deed poll to Mathias Miller 1 aug 1804 who by deed poll conveyed 9 june 1810 to Jacob Miller, his son, recorded in Book F, p318, 28 march 1816. William Williams, J.P.

Perch is defined as a rod (5.50 yards) [16.5 feet] a square rod is 30.25 square yards or .00625 acre.

In Deed Book D, page 248 of Clinton County, Penna is recorded the sale by George Deis & Mary of Wayne Twp to Jacob Deise & Adam Deis of the same place on 7 Nov 1842 for $2.00 Lawful money of U.S. 56 acres, 103 perches in Wayne Twp. Witnesses: ? Kunkle & M. Sour,Jr as described. "beginning at a gum tree thence by land of Benjamin Deis south 39 degrees east 54 perches to a white oak thence by land of the same south 18 ¾ degrees west 61 perches to a stone heap thence by land of James McDonald south 66 degrees west 70 perches to a maple thence north 5` degrees west 88 perches toa black thence by land of Cornelius McKegge north 61 degrees east 130 perches to the place of the beginning".

Being a part of the same premises Alexander Graham and Mary, his wife, & Jonathan Spyker & Elix., his wife, sold 1 April 1837 to said George Deis (party hereto)

The Deed Book B, pages 241, 242 of Clinton County,PA has the sale of land by Michael Miller & Elizabeth, his wife, of Cummings Twp., Lycoming Co. to Andrew Deis of Dunnstable Twp., Clinton County

on 8 Nov 1834 for the sum of $2,000 for 443 acres. Witnesses: A. Harris & W. L. Harris as described: "Parcel was ogiginally a patent from Comm. of PA, dated 5 Aug 1794, recorded 26 Aug 1794 in Patent Book #25, page 497 to Joseph Tucker. Land is situated in Pine Creek Twp, then Northumberland now Lycoming County. Warrent dated 21 Sept 1792, #1969. Then sold by Joseph Tucker and Susanna, his wife, to Isaac Jones in 1 Nov 1803 per their agreement on 9 June 1800. Isaac Jones sons and Elizabeth, his wife, conveyed the tract to Michael Miller and Elizabeth, his wife, 1 Nov 1803, Now Michael Miller and Elizabeth, his wife, to Andrew Deis and his heirs 8 Nov 1834. 'Beginning at a hickory corner and corner of John M. Miller's preemption tact, thence by preemption tract of Thomas Proctor and John McCormick, South 60 degrees W 264 perches to a post, thence N 30 degrees W 164 perches to a post. By lands of ______ and Proctor E 55 perches to a pine tree thence N by lands of Peter Grove 196 perches to a black Oak; thence E by land of Thomas Proctor 422 perches to a post S by lands taken up in the name of Thomas Tucker 172 perches to a post thence N 60 degrees E 12 perches to a post thence S 30 degrees 77 perches to the place of beginning containing 443 acres and allowances as aforesaid'.

The Deed Book B, pages 333, 334 of Clinton county has the sale of land by Andrew Dice and Christiana, his wife, of Dunnstable Twp., Clinton County to Peter Crawford of Dunnstable Twp., Clinton County on 26 March 1840 for the sum of 222 'dollars money of the United States" for 59 acres & 10 perches. Witnesses: William Dunn, J.P. described as: "Beginning at a chestnut tree North 109 perches to a pitch pine corner. Thence East by land of Andrew Dice 75 perches to a post set as a corner, Thence South by the lands of Andrew Dice 143 perches to a dry wood marked as a corner. Thence by lands of A. dice North 63 degrees West 80 oerches to the place of beginning containing 55 acres and 83 perches with allowances of 6% or 59 acres abd ten perches". This tract of land was on Plum Run in Dunnstable Twp., Clinton Co., PA, Part of a larger tract known as ___ 1767 Joseph Tucker Warrantee granted to Joseph Tucker by patent dated 25 Aug 1794, enrolled in the land office 26 aug 1799 Patent Book 25, p499, Joseph Tucker & wife Susanna conveyed it to Michael Miller and wife Elizabeth coveyed it to Andrew Dice 8 Nov 1834. All buildings and appertanances to be granted total 59 acres & 10 perches.

Witnesses: Eli Stifer & Daniel Wetzel & James F. Linn, Union County as described: " Beginning at a white oak thence by land of Jacob Miller south 60 degrees west 196 perches to a black oak thence by Fry's land south 52 degrees east 88 perches to a maple thence by vacant land north 65 degrees east 235 perches to a post thence by other land of the said Graham & Spyker north 65 dergees west 125 perches to the place of beginning".

Part of tract by patent 8 Nov 1796 in Patent Book No 31 or 34, p86 to Henry Spyker who by assignment 21 Feb 1816 granted same to Alexander Graham & Jonathan Spyker.

In the Deed Book 25AA, pages 92,93 of Lycoming County Penna is recorded the sale by William Montgomery & Mary of Wayne Twp., Lycoming County to Benjamin Deis, same residence on 11 Feb 1839 of 3 acres, 39 perches for $80.00 Lawful money of PA. Witnesses: Washington Dunn & James Dunn as described: "Parcel land lying west of the road which leads to Sugar Valley beginning at a white oak on Sugar Valley Road bearing S59 W 20 perches to a black oak tree thence S 44 1/2 E 2(7?) perches to a post thence N 53 E 16 perches to a post thence N 35 W 28 perches to the place of the beginning".

In the Deed Book 33, pages F94,F95 of Clinton County, Penna is recorded the partition of land by George Deise & Mary to Benjamin Deise & Mary on 5 Nov 1842. Witnesses: M Sour,Jr & Adam Deise as described: "George & Benjamin stand seized in fee simple as tenants in common in a tract of land in Wayne Twp adjoining lands of Cornelius McKeague, Conrad Rahorn, Matthew Hands, & James McDonald containg 113 acres & 17 perches they've agreed to divide. George to have 56 acres, 103 perches. Benjamin to have 56 acres, 103 perches described herein. (continues)".
